Law requires that a Home Information Pack (HIP) must have been ordered before marketing of a property for sale can commence.

At Dunderdale Asquith Estate Agents we can arrange for your Home Information Pack to be ordered through one of a number of professional providers.

What does a Home Information Pack contain?

• Compulsory Documents - for example, the evidence of title that proves it's yours to sell. The following compulsory documents must be included in a Home Information Pack.
  • Index (a list of the contents of the pack)
  • Energy Performance Certificate (EPC)
  • Sale statement (summarising the terms of sale)
  • Standard searches (eg. Local authority enquiries / drainage and water search)
  • Evidence of title
  • Additional information for Leasehold and Commonhold properties
• Optional Documents - such as the Home Condition Report (HCR) which gives buyers an idea of what work, if any, needs to be done to the property. Some documents in the Home Information Pack are optional. These include:~
  • Home Condition Report (HCR)
  • A Legal summary
  • Guarantees and Warranties
  • Other searches relevant to a particular area
  • Home Use Form
  • A Home Contents Form and additional relevant information
