  • Viewings – we provide an accompanied viewing service, 7 days a week.
  • Tenancy Application – When you have decided on a property we ask that you complete our Tenancy Application Form. Please note that it is important that this form is completed and signed in full. Once we have received your completed application form and your applicable fee (for credit checks and references) we use a third party referencing company to undertake professional credit and reference checks, these normally take 2-3 working days to complete.
  • When the results are back we liaise with our landlord and will then confirm if your tenancy application has been successful.
  • Before the Tenancy commences we will ask for a Dilapidations Deposit this amount will be confirmed but is normally one months rent. This will be held with The Deposit Protection Service or one of the other two approved deposit schemes until the end of your Tenancy.
  • In addition before the Tenancy commences we would also require at least one month’s rent in advance. Please note that we require that the dilapidations deposit and rent in advance be received in cleared funds before the tenancy can commence.
  • We will also provide you with full details to set up a regular standing order payment for the remainder of your rent due.
  • We will organize an appointment for you to come into the office where you can sign your Tenancy agreement, please note that if there are joint tenants, both tenants must be present to sign the agreement and this must be witnessed.
  • When you check in and before you check out, an inventory of the contents and schedule of condition of the property will be taken. An allowance will be made for ‘fair wear and tear’. However, if there are items missing or broken or if there has been any damage to the property then the cost will be subtracted from the initial Dilapidations Deposit.
  • The Landlord is responsible for paying the service charge and ground rent on Leasehold Properties. The Landlord has a legal obligation to ensure that the property has passed all the necessary gas safety checks and that the property meets all Health and Safety requirements. Additionally, the Landlord is obliged to maintain the interior and exterior of the property. This includes the heating and hot water supply along with any appliances supplied by the Landlord.
  • As The Tenant you are responsible for paying the utility bills which include gas, water rates, electricity and any telephone call charges. The Tenant is also responsible for the Council Tax bills and the payment of TV Licences and any cable/satellite connection charges. The Tenant should maintain the level of cleanliness and ensure any faults or damage is reported immediately to Dunderdale Asquith Estate Agents or the Landlord (if the property is not managed by Dunderdale Asquith). Normally, the Tenant should maintain the garden in good order, unless other garden maintenance arrangements are specified in the Tenancy Agreement.
  • Importantly, the Tenant should arrange insurance cover for all their belongings and anything personal brought into the property.
