  • Advising as to the likely rental income, we offer a free of charge no obligation rental appraisal and valuation.
  • Advertising and marketing your property, this includes advertising on a continual basis in the “South Fylde Property News” which is available free of charge in the majority of estate agent offices in the South Fylde area, as well as in Tesco, Sainsburys and Morrisons and a number of local newsagents. In addition to this our internet advertising is extremely comprehensive and includes advertising your property on Rightmove.co.uk, Propertyfinder.co.uk, Propertylive.co.uk, Globrix.com and many other property portals including our own state of the art website. Our office in located in the centre of Lytham and your property would be continually on display in a window location as well as having a separate display in the main office in our dedicated lettings area.
  • The production of detailed property brochures with descriptive text, colour photographs and floor plans.
  • Open 7 days a week we always provide an accompanied viewing service to show prospective tenants around your property with full feedback after every viewing.
  • Matching your property with our extensive database of tenants looking for properties to let.
  • Interviewing prospective tenants and taking up full professional credit checks and references including bank reference, and employer or previous landlord character reference. Where necessary, additional security would be requested by means of a guarantor. In the case of a company, a full bank reference would be taken.
  • Preparing an inventory/schedule of condition for the property. The standard inventory will include all removable items in the property (except those of negligible value) plus carpets, paintwork, wall coverings, curtains, mirrors, sanitary ware and other articles that, in the opinion of the Agent, need regular checking. The standard inventory service will include a full schedule of condition (condition, colour & decoration of ceilings, walls, doors & door fittings etc.). Evidence of condition or damage (i.e. photography) will be prepared as required.
  • Preparing the tenancy agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts, and renewing the agreement where necessary at the end of the tenancy term.
  • Liaising with a Landlord's mortgagees where necessary with regard to references and tenancy agreement.
  • Taking a deposit from the tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the tenant and the tenancy deposit scheme provider.
  • Collecting the rent monthly and paying over to the Landlord monthly less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
  • Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the tenant at the beginning of each tenancy.
  • Regular inspections of the Property are carried out on a quarterly basis.
  • Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
  • Making payments on behalf of the Landlord from rents received for costs in managing the Property.
  • Carrying out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the deposit.
  • Collecting and forwarding Landlord's mail.
